Community Manager

Rose Valley Management is looking to hire a Community Manager to join our team! We are seeking a Full-Time onsite Community Manager with the ability to Manage two luxury apartments buildings, one located on the Upper East Side of Manhattan and one in Brooklyn. The ideal candidate is preferred to have knowledge/experience in managing both free market and rent stabilization apartments and knowledge of laws for both in NYC. The expectation is that the onsite time will be shared between the 2 locations.

JOB SUMMARY:

As an RVM Community Manager, you will interact with residents as you handle a variety of management items, including collections, lease administration, and complaints. You will also ensure proper and timely maintenance of the property itself via visual inspections and coordination with the maintenance staff.

QUALIFICATIONS:

  • Minimum 2 years´ experience in the field of property management

  • Previous supervisory experience, preferred

  • Demonstrates ability to work effectively with common Microsoft software applications and property management software (preferably Real Page)

  • Knowledge of revenue management a plus.

  • Excellent problem solving, multitasking, listening, and deductive reasoning skills.

  • Ability to empathize with residents and staff, while still enforcing community rules and policies.

  • Knowledgeable in property management, federal, state, and local laws including Fair Housing and NYC Rent Stabilization

  • 421a program knowledge a plus

  • Lease up experience, preferred

DUTIES AND RESPONSBILITIES:

  • Responsible for scheduling, showing and leasing all available apartments

  • Prepares, processes and signs leases/ rules and renewals

  • Full knowledge and responsibilities of the community; operates the property and residents within Fair Housing guidelines.

  • Identifies appropriate contractors, defines scope of work, and obtains necessary bids for capital projects in collaboration with the building superintendent.

  • Oversees maintenance program consisting of maintenance supervision, inspections and monitoring work orders turn over time and vacancy loss.

  • Manage vendor invoices and accounts payable.

  • Rent collection, receipting, prepares deposits using Real Page property management software.

  • Writes letters and prepares legal notices to residents.

  • Submits required reports and maintains records according to policies.

  • Provides documentation, consults with attorney, and participates in required legal proceedings such as eviction proceedings.

  • Conducts weekly staff meetings and other staff meetings as needed.

  • Monitors budgets on a daily basis.

  • Prepares weekly and monthly and annual owners reports and variance reports.

  • Prepares and submits monthly financial accurals, reclassifications and all other AME tasks.

  • Prepares Yearly Budget with Regional Manager and Maintenance Superintendent.

  • Oversees marketing and works with the marketing team to create and implement marketing plans to achieve budgeted occupancy.

  • Establishes and executed resident events throughout the year.

  • Additional ad-hoc projects assigned by Regional Manager or Director of Property Management.

With the guidance of the Regional Manager, hires, supervises, trains, and evaluates staff to ensure various assignments are completed throughout the communityAs the Community Manager you will be the main point of contact and the face of the communities. You will work hand in hand with vendors, staff, and upper management to provide continued success at the two locations. You must relate well to people, have excellent multitasking skills, exercise good judgement and discretion in dealing with residents, visitors, vendors, and staff.
