DUTIES AND RESPONSIBILITES:
Daily:
Check safety of public areas, pipes and valves to ensure proper operation
Respond to tenant work requests promptly & efficiently including repairing ordinary mechanical, electrical and plumbing items as they arise in occupied and vacant apartments
Provide access for Con Edison, Verizon, boiler mechanics, exterminators, etc., as necessary
Perform related duties as assigned by supervisor
Maintain compliance with all company policies and procedures
Weekly:
Clean roof and clear drains of any and all debris
Ensure fire escapes are free of any and all obstructions
Inspect banisters and handrails for structural integrity
Inspect emergency and regular power lighting
Monitor heating, ventilation, air conditioning, plumbing and other building mechanical systems.
Maintain/Monitor fire safety systems.
General:
Boiler Maintenance
Bleed water feeder once a week in winter, test pressure relief valve
Blow down boiler during winter season
Blow down boiler during summer season (N/A for boilers with lay-up chemicals)
Test sump pump
Clean filters
Check fire-prevention equipment for inspection and safety certificates
Immediately notify Property Manager of any violations received or inspections performed by governing agencies.
Monitoring contractor and vendor activity and will report any issues to management.
Superintendent will also manage building cleaning and material supply inventory and coordinate orders with management.
Keep a sufficient inventory of everyday supplies, while remaining fiscally responsible.
Snow removal with distribution of salt on all exterior surfaces.
Snow must be cleared 3 hours after final snowfall.
Standard Operating Procedure for Apartment Turns:
Inspect and walk unit with supervisor. Create an individual scope of work per for each turn and update Entrada accordingly.
Trash out vacant unit
Prior to Painting
Remove light switches/outlet covers
Remove nails from walls
Plaster and fill all holes/cracks
Remove any and all items added by tenant eg. shelves, lighting, caret, hooks, blinds, mirrors
Tape up where necessary and put plastic over floors
Paint interior closets (natural wood should not be visible in tracks ever)
Paint any needed interior or exterior space.
Circuit breaker should be painted white
Door hinges should not be painted
Ext front door painted if necessary
Check around plumbing, HVAC units, windows etc for leaks. Repair as necessary.
Clean/repair grout and silicone
Check home for necessary repairs and coordinate with PM
Contractors are not to be contacted by the superintendent unless instructed to do so by the PM.
Replace any burnt out light bulbs
Clean inside light fixtures, remove any stickers and bugs.
Remove any stickers from lighting fixtures, shower/closet rods, appliances etc.
Clean air vents in kitchen and bathroom
General sweep and clean after unit completion.
Verify all door and window locks are in working order.
Supervise all contracted work, including but not limited to plumbing, wall installs, floor repairs, kitchen and closet installs, etc.
Replace damaged tiles in the kitchen/bathroom.
Clean int/ext of appliances and perform or report necessary repairs
